Recently, during a private call with one of my coaching clients she said,
“I really need to get better at learning, knowing and sharing market stats with my Buyers and Sellers.”
I shared with her where I get my market information that I have used for years with my own Buyers and Sellers as well as what I share with top agents around the country.
I'm a believer that to coach & consult high performing agents I need to stay in the know of what's happening across the U.S. to stay relevant.
My lightbulb went off! 💡
I realized that this is an issue that is prevalent in the industry however hard to solve since having time to keep up on all the data can be challenging when you are selling real estate full time.
Most agents say they want to “get better with market stats.”
What they actually need… is a system they’ll use every week without thinking about it.
Here’s the simple version I built—and now my clients are using it, delegating it, and showing up a whole lot smarter in conversations.
THE PROCESS (R&D THIS)
Step 1: Pick 3–5 trusted sources
Keep it simple. Use the same ones every week.
Step 2: Use this ChatGPT prompt
Copy and paste this every week:
“Summarize the top 3–5 most important housing market insights from the data & resources I've attached here.
Write them in plain English as short talking points for real estate agents to use with buyers and sellers.
Include why each point matters in a real conversation.”
(Paste your links or screenshots into prompt)
Step 3: Turn it into YOUR voice
Don’t overthink this part. Just add:
- “Here’s what I’m telling my clients,buyers,sellers right now…”
- “What this means if you’re buying…”
- “What this means if you’re selling…”
Now you’ve gone from data spewer → authority figure.
Step 4: Use it everywhere
Same content, multiple uses:
- Email newsletter (your weekly touch)
- Social posts (break each point into a post)
- Add to that weeks Buyer Consults
- Add to that weeks Listing Consults
- Prospecting conversations (Start feeling confident to make your calls!)
One input → 5 outputs.
💡 Success Rules (This is where most fail)
- Consistency beats brilliance
Missing a week kills momentum
- Do NOT change sources every week
Familiarity builds speed
- Do NOT overcomplicate the data
You are translating—not impressing
- One input → multiple outputs
If you’re creating from scratch each time, you’re doing it wrong. Use the information for multiple channels... that's where your VA can shine. Give them what you've created and let them distribute it.

- Smarter listing conversations

- Authority without extra time
- MORE contracts and closings!
Structure creates consistency.
