When you consistently show real data—views, saves, showings, feedback—you move the conversation from emotion to fact. That’s when price conversations actually go somewhere.
Action step:
Before your next seller call, put together a comprehensive report:
- Online activity (views/saves) from top sites like Zillow, Redfin, Realtor, Homes and any social media sites you are marketing on
- Actual links to all social sites and marketing platforms
- Showing dates and feedback (if any) (if you aren't using ShowingTime, Brokerbay or something else to track this... WHY NOT?)
- Local Market Analysis - all Active, Pending, Closed, Cancelled, Expired, Withdrawn data from the last 30 days

Once you have done that you now have positioned yourself in the drivers seat of this conversation. Now you can ask the right question...
“Based on this data, what do you think the market is telling us?”
